What are Med-REIS's qualifications to develop a new facility?
Our team has over 100 years combined experience in commercial development, commercial construction, commercial real estate, and property management. For Fresenius Medical Care alone, we have completed over 30 de-novo developments, over 150 new construction projects, hundreds of remodels/expansions, and numerous nephrology practice office spaces.
How does the investment process work?
When an investment property is found, an offering will be presented to our list of potential investors. This offering will include information on the property, lease terms, tenant information, and development and investment fees charged by Med-REIS. Qualified investors will then be offered units of ownership in a newly formed Limited Partnership. Units of ownership will range from 1-99% of the 100 equal units. At the close of the offering, investors will then be paid quarterly dividends based on rent income. Med-REIS will handle property and investment management of the project.
What sort of financial transparency does Med-REIS offer?
All Med-REIS projects are uploaded to our Basecamp account. Investors can access and have visibility of all accounting documents that have been uploaded, via computer or smartphone. This site is secure and only accessible by those with access to the specific property accounts.
What is the risk associated with Med-REIS's offerings?
As with any investment, there is risk. Med-REIS seeks "NNN" lease investment properties from National Corporations with strong corporate guarantees.
What is the liquidity of these investments?
These investments are illiquid, meaning that they are designed to be held through the term of the lease set forth in the offering, as well as, any option periods in the lease. Med-REIS will help with any transfer of ownership and offers investors a forum to sell their shares to other potential investors.
